Planning Your Custom Home
There are three main steps to planning your custom home:

We will have an initial meeting with you to discuss your project. During the meeting we will cover (depending on the project):
• General scope of the project and your budget
• Design elements you would like to see
• Particulars about your building site (important considerations or limitations)
To prepare for the initial design meeting:
• Determine how much you would like to spend and your upper budgetary limit
• Gather some project design ideas like sample floor plans, pictures of rooms, or finishings that you like

Based on the initial design concept meeting, we will prepare a set of initial sketches. These include:
• Preliminary floor layout sketches
• Preliminary elevation sketches
Once you have had a chance to review the initial sketches, we will meet with you to go over what you would like to change, add or delete. We can work with you to make changes that reflect your needs, taste and budget.
You will want to consider a couple of things when giving feedback:
• Room Size: Check room sizes and compare them to what you have. Are the rooms the right size?
• Furniture: Think about your furniture and where your different pieces will go in each of the rooms. Do you have specific pieces of furniture you would like to accommodate?
After reviewing and giving feedback on the preliminary sketches, we will create a set of final sketches reflecting the changes, additions or deletions you have made. You will have time to review the final sketches and sign off on them before the finalized drawings are created.
It is possible to request additional changes to the final sketches. If you are having trouble envisioning your project, we would be happy to have 3D interior sketches created. We can also call in a designer to help you pick out colours, finishes or to advise on furniture placement or landscaping.

Based on the final sketches, a set of working drawings will be completed. Drawings look similar to sketches but include much more detail and are drawn to precise measurements and include cross sections. Drawings can be CAD or hand drawn.
Once complete, the drawings will be BCIN certified. After becoming certified, two sets of blueprints will be produced (though they are no longer blue). From there, a range of options are available.
With the blueprints complete, we would be happy to price out your project and create a budget and timeline for your review and approval. Before starting a project, additional elements may be required such as septic designs, site layouts, engineering, permits and conservation approvals.
Building Your Custom Home

A builder agreement will be signed outlining the roles and responsibilities of each party. We will then begin to apply for the necessary permits. Depending on your project, additional design work or special permits may be required to fulfil certain regulatory requirements (for example if you are building near waterways).

Making selections is one of the most exciting parts of your build. The builder agreement will include a set of specifications and allowances. The specifications detail exactly what will be installed in your new home. Though you already probably have a good idea of what you want to see in your new home,

During your build, we will arrange a number of walkthroughs so that we can show you how your new home is progressing. During the walkthroughs, you might be asked about certain selections that you have or will be soon making. You will be able test things out like paint colours, switch covers or door hardware.

Before you move in, we will complete a pre-delivery inspection (PDI) with you. We will go through all aspects of your new home and ensure that everything is complete to our high service standard. We will also show you things like the location of your water shut off, how to change furnace filters and provide you with the manuals for all of the systems in your new home.
Ongoing Support

Though we always strive for building excellence, warranty issues may come up from time to time. If you experience any problems with your new home, just contact us. We will ensure that any warranty issue is resolved in a timely manner.

Depending on when your home is ready for occupancy, some work will need to be completed after you move in. Common examples of this include final grading and landscape work (which can typically only be completed after winter). We will be sure you arrange with you for this work to be completed.
